Properties in the Aspen/Snowmass area continue to be sold at ever-increasing prices due to the area’s growing popularity among luxury buyers. In the past few weeks, there were two very significant sales, one in Aspen’s core and one at the base of Red Mountain.
The core sale was a single-family home on Jan. 29 for $21,950,000 and $3,400 per square foot. Known as the J.M. Dixon House and originally built in 1890, it has 6,462 square feet and seven bedrooms/baths. Situated on a prime corner lot on East Cooper Street, it is only a block from Wagner Park and three blocks to the gondola.
The sale at the base of Red Mountain was a stunning 5.6-acre vacant lot ― owned by the same family for 50 years ― and sold on Feb. 8 for $21 million. Originally listed for $29,950,000, it has approvals for a 19,750-square-foot home on 5.64 acres. While an impressive sale, Gary Feldman’s 2007, $26 million sales of Popish Valley Ranch ― 540 acres in Wildcat Ranch adjacent to Snowmass Village ― still holds the record for the most expensive vacant land sale in Aspen history, according to leading Aspen appraiser and land planner Randy Gold.
